ANDROUTSOU RESIDENCES

Shaped by the atmosphere of the Athenian Riviera, Glyfada

Set within the refined urban fabric of Glyfada and shaped by the atmosphere of the Athenian Riviera, Androutsou Residences reinterprets contemporary coastal living through a sculptural architectural language defined by fluidity, elegance and environmental responsiveness. Conceived as a landmark residential composition, the building unfolds through a sequence of softly carved horizontal layers that wrap the structure in continuous movement, evoking the rhythm of waves and the aerodynamic forms of the seaside landscape.

The architecture is driven by the idea of motion captured in form. Generous cantilevered terraces, articulated as seamless ribbon-like volumes, extend outward to create a dynamic façade of depth, lightness and shadow. Their curved geometry softens the urban edge while offering privacy, expansive outdoor living and uninterrupted visual connections to the surrounding greenery and the wider coastal context. The façade becomes a living envelope, where architecture and landscape interweave, dissolving the threshold between interior and exterior.

The interior design follows the same architectural philosophy of fluidity, calmness and refined sophistication, creating spaces that feel both contemporary and timeless. A warm, natural palette of oak wood, soft marble surfaces, textured fabrics and subtle metallic details establishes an atmosphere of understated luxury and serenity.

Open-plan living areas are defined by clean geometric lines and carefully curated material transitions, while full-height glazing allows natural light to penetrate deeply into the interiors, enhancing the connection with the surrounding terraces and landscape. Custom-designed joinery, integrated fireplaces and minimalist lighting compositions contribute to a sense of seamless continuity and spatial purity. Every interior space is conceived as a quiet retreat, where comfort, craftsmanship and Mediterranean elegance coexist in perfect balance.

Bioclimatic thinking is embedded in the project’s formal logic. Deep overhangs provide passive solar protection, layered balconies temper the Mediterranean light, while cross-ventilation, planting and shaded outdoor spaces contribute to comfort and environmental performance. The building’s morphology is therefore not only aesthetic, but intrinsically linked to climate and lifestyle.

Androutsou Residences embodies KKMK Architects’ commitment to architecture that merges innovation with sensuality, creating spaces where sculptural form, craftsmanship and Mediterranean living converge into a distinctive residential experience.
